Position Description

We are seeking an experienced and detail-oriented Project Manager to join our collaborative team.

 

Essential Duties and Responsibilities:

  1. Interpret project plans, specifications, and details for subcontractors and craft persons
  2. Implement the pre-construction quality plan
  3. Facilitates project meetings.
  4. Obtain and maintain all necessary construction permits
  5. Develop and maintain: Material Tracking List, Project Test and Inspection Listing, Concrete Placement Log, Non-Conformance Report
  6. Manage, create, and distribute contract documents
  7. Establish handling procedures for electronic documents, including Request for Information (RFI) and correspondence
  8. Incorporate all processes and procedures that support the project closeout phase
  9. Manage all aspects of testing and inspection processes for the construction quality management program
  10. Establish reporting formats, protocols, schedules, and any off-site testing procedures
  11. Coordinate the packaging, manage, track, review and processing of submittals
  12. Set up submittal register in accordance with project specifications
  13. Obtain the customer/architect’s approval for field changes
  14. Expedite submittals to ensure material deliveries are in sync with the project schedule
  15. Communicate details and requirements for the submittal process to subcontractors and suppliers,
  16. Provide periodic updates of the submittal register to the customer or architect
  17. Coordinate details of various subcontractors, including verifying insurance, preparing paperwork, and requesting final payment from Finance
  18. Develop and distribute RFIs and Change Orders
  19. Define and implement procedures for posting revisions and updates to as-build construction documents
  20. Incorporate subcontractor as-built documentation in the procedures for revising or updating contract documents
  21. Determine alternative work methods as needed
  22. Coordinate safety and compliance for all team member
  23. Maintain schedule of timelines and follow through until completion
  24. Must maintain an extremely professional working relationship with clients, subcontractors, and peers
  25. Other duties as assigned
Position Requirements

 

  1. Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study or equivalent experience
  2. Minimum 5+ years of related experience and/or training
  3. Manage owner and a/e relationships
  4. Demonstrates capability to read, understand and apply standard to moderately complex documents affecting projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
  5. Computer skills to include proficiency in Microsoft Office, project and pertinent web application skills at an intermediate level; knowledge of Viewpoint is a plus
  6. Knowledge of construction processes and terminology
  7. Ability to comprehend, analyze, and interpret complex documents.
  8. Requires advanced analytical and quantitative skills.
  9. Ability to read and understand blueprints
  10. Detail orientation sufficient to organize and manage multiple project tasks
  11. Possess basic understanding of construction law and generally accepted business practices
  12. Strong teamwork orientation, initiative, communication, problem-solving, and leadership skills
  13. Proven positive and professional attitude and customer service skills
  14. Excellent communication skills; both internal and external
  15. Ability to thrive in a fast-paced work environment
